What Is Asphalt Sealcoating?

Sealcoating protects off-highway asphalt surfaces from UV rays, salt, oil, gasoline, water, and other damaging elements. The sealant also adds slip resistance to your existing surface and gives the pavement a fresh, like-new appearance.Asphalt sealcoat consists of either coal tar pitch or asphalt cement mixed with water, emulsifying agents, or additives. It’s applied in thin coats to add strength and durability to your pavement.

Benefits of Sealcoating

Sealcoating is essential to the longevity of your pavement. It prevents water from seeping under and forming fissures beneath your blacktop, which can worsen with freeze/thaw cycles. It also offers a layer of protection against sun-induced oxidation, which can produce cracks in your surface.By protecting the structural integrity of your asphalt, sealcoating makes it less susceptible to potholes and large cracks, saving you money on extensive repairs in the future.

How Often Should I Sealcoat?

To keep your pavement looking its best, you should generally get a new sealcoat every two to three years; although, with the intense freeze-thaw cycles we see locally, sealcoating in the Denver area is recommended every other year. If you have a brand new driveway or parking lot, you want to leave some time—at least three months—to let the surface cure before applying the first sealcoat. The ideal conditions to apply a sealcoat are dry and above 50 degrees Fahrenheit to allow for proper curing.

Our Sealcoating Process

As an experienced sealcoating company serving Denver and Northern Colorado, Asphalt Doctors follows a simple, two-step process for protecting your driveways, parking lots, and roads:

  1. Surface Preparation
Before we begin, the pavement must be cured (if new) and in sound condition. Once this is confirmed, we will scrape and treat any grease, oil, or gasoline spots. We then blow the area clean to make sure

  2. Application
Two applications of sealcoating will be applied. Any spots that require more finesse will be applied by hand with a squeegee. The first coat will include 30 mesh sand to create a thicker coat. After that layer is dry, the second coat will be sprayed on by a mechanical applicator — to achieve an optimal seal.Once applied, the sealcoat should be left to dry for 24 hours before it is opened back up to traffic. If it is less than 75 degrees outside, the drying time may need to be increased to ensure the sealcoating is fully cured. If you’re looking for a straightforward solution that will double the life of your pavement (and save you money in the long run) contact Asphalt Doctors today.
